Abstract

ABSTRACTProperty management plays a vital role in the efficient operation of hotels, influencing guest satisfaction, cost management, and overall business sustainability. This study examines the effect of property management on hotel operations in Ado-Ekiti, a growing hospitality hub in Nigeria. The results of the study showed that effective property management ensures the maintenance of facilities, optimal asset utilization, security, and regulatory compliance, all of which contribute to enhanced guest experiences and increased revenue. Poor management, on the other hand, leads to high maintenance costs, operational inefficiencies, and declining customer retention. It was also discovered in the study that challenges such as inadequate skilled personnel, high utility costs, and inconsistent power supply hinder effective property management in Ado-Ekiti hotels. However, adopting preventive maintenance strategies, investing in modern property management systems, and enhancing staff training can mitigate these challenges. The study concludes that well-managed hotel properties gain a competitive advantage, boost profitability, and contribute to the growth of the hospitality industry in Ado-Ekiti.
