Proliferation of Non-Professional Estate Agents in the Real Estate Market in Kano Metropolis

Abstract
Eliminating Swindler’s in the real estate market has been an uphill take to professionals in the real estate market. This study examines the effect of the proliferation of non-professional estate agency in Kano metropolis. The researcher employed quantitative research strategy by adopting the use of questionnaire to gather relevant data from the respondents while tables, simple percentage, mean and relative importance index were used for data presentation and analysis. The study revealed that there are more male gender in the real estate sector than female, most of the respondents are members of NIESVs, the study uncover that they reason of involvement of non-professional in real estate agency is because it serves as an alternative source of income, lack of stringent market regulation and ease of involvement with prior formal knowledge. It was also revealed that proliferation of non-professionals in the real estate sector have led to non-adherence to code of ethics, non-continous professional development, non- commitment to public service among others in the study area. The researcher therefore recommends that the capacity of Estate Agents Registration Board should be enhanced to enable it better regulate the profession, non-professional and quack agents currently practicing should be tracked down and made to either go for training in the diploma or degree of Real Estate, work under a registered estate agent for a period of not less than one year or face having their offices closed and prosecuted.
