Effect of Some Selected Procurement Systems on the Delivery of Building Construction Projects in Kano State

Abstract

ABSTRACT
Procurement describes the activities undertaken by a client or an employer who is seeking to bring about the construction or refurbishment of a building or a facility. Most project suffer delay in their delivery due to the wrong procurement process; therefore it is paramount to identify the effects of procurement systems on delivery of building construction projects in order to appraise the effects of the available procurement systems on project by examining the various procurement systems used by procurement officers; examining major challenges encountered when employing various procurement systems; assessing the effect of the procurement systems on the delivery of building construction projects and suggest the most effective procurement systems on building construction projects delivery. The instrument used for data collection is the use of a well-structured questionnaire, 68 questionnaires were administered and 60 was successfully retrieved. The data collected was analyzed using descriptive method of data analysis, comprising of tables and percentage of respondents which shows that majority of construction projects are procured by the Traditional method of the procurement systems. It was also observed that major challenges encountered when using Traditional Procurement system do not really have negative effect on the project, hence the challenges can be controlled. Challenges which include claims due to the design changes came first followed by High cost, Contractor excluded during designs and documentations and Mistrust among parties, Poor contract management which came last respectively. It is therefore important for most professionals, organization to pay more attention to tendering procedure as it aids in the selection of the most effective and efficient procurement systems.
