Abstract

The study evaluates the factors influencing commercial property development in Auchi, Edo State.. Data were collected with the use of questionnaire administered to 158 respondents comprising of commercial property investors in the study area. Data collected were analyzed using descriptive and inferential statistics. The study revealed that medical centers are the most common commercial properties in the study area. It also revealed that the key factor influencing commercial property development is government regulation. The challenges of commercial property development in the study area revealed choosing the wrong site as the most common challenge. In conclusion, despite the economic downturns and fluctuations, real estate sector has continued to grow in leaps and bounds, with increased developments occurring in all areas and corners of the country. Hence, real estate can be described as one of the main drivers of the economy with significant multiplier effects that catalyze economic growth and development. The study recommends that Federal and state governments should ensure the provision of an investment friendly environment with favourable investment policies. The review of mortgage policies and delivery systems are essential to harnessing real estate investment opportunities.
