Effect of Urban Land-Use Changes on Residential Property Value (a Case Study of Ajilosun, Ado-Ekiti, Ekiti State)

Abstract
ABSTRACT This study investigates the effect of urban land use changes on residential property values. For this, a case study approach was employed by me on the area of Ajilosun, Ado- Ekiti, Ekiti State. Primary data were collected with questionnaire administered on 100 residents who were living there. The data obtained from the survey were analyzed in the use of quantitative analysis such as frequent tabulation to assess the effect of land-use change on residential property value. It was discovered that all the identified factors influencing Land Use Change had significant relationship and cumulatively influenced Land Use Change on residential property value. The implication of this is that house rents will continue to rise to the extent that, low and even medium income earners may not be able to afford accommodation within the study area, unless urgent government intervention.
