Challenges of Providing Affordable Housing for Low-Income Households in Kaduna Metropolis, Kaduna State, Nigeria

Abstract
Housing options are shaped by an interplay of economic, social, and infrastructural factors that influence its provision, availability and adequacy. This study, therefore, focuses on identifying the drawbacks involved in the provision of affordable housing for the low-income households in Kaduna Metropolis. To which a total of 24 copies of questionnaire were administered purposively in selected agencies, both public and private, that are into housing and its development within the study area, with the inclusion criteria being their expertise in the development and management of housing. The study reveals funding constraints to be the major factor influencing the affordability of housing projects in Kaduna Metropolis at a 39% response rate, limited access to housing financing is as a result of interest rates being on the high end at a 44% and 50% of the surveyed population asserting to community resistance being the main socio-cultural factor that impacts the development and acceptance of affordable housing in Kaduna Metropolis amongst other challenges faced by agencies both public and private in the provision of affordable housing for the low-income households in the study area. The study also recommended that addressing identified drawbacks that hinder the provision of affordable housing, socio-economic support from the government and NGOs through skill development initiatives to equip individuals with vocational skills in specific trades or professions through hands-on training and apprenticeships, technical skills (coding, carpentry, catering etc.), and soft skills (interpersonal skills, communication, teamwork, problem-solving, and leadership abilities); and micro-enterprise financing including loans, credit, and other forms of financial support and also the optimization of existing strategies to affordable housing provision as Public-Private Partnerships, National Housing Fund scheme etc.
