Assessing Failures Associated With Building Component Subjected to Moisture Laddened Environment at Federal Polytechnic Ede, South Campus

Abstract
Moisture intrusion remains a significant challenge affecting the durability and functionality of buildings, particularly in moisture-laden environments. This study examines the failures associated with building components located in such environments, with a focus on providing information that will inhibit or eliminate future failures in buildings at the South Campus of Federal Polytechnic Ede, Osun State. The study specifically identifies and examines building components subjected to moisture-laden conditions, identifies defects associated with these components, evaluates the failures linked to these defects, and determines appropriate remedial actions. A descriptive research design was adopted, incorporating both qualitative and quantitative methods. Data collection involved on-site inspections, surveys, interviews, and the analysis of historical maintenance records. The study population comprised three departments: Building, Estate Management, and Architectural departments at the South Campus of Federal Polytechnic Ede. Primary data was collected through structured questionnaires and interviews with key stakeholders, including maintenance personnel, students, and hostel administrators, while secondary data was gathered from relevant literature and reports. Findings reveal that common defects in moisture-laden building components include rising damp, efflorescence, mold growth, and corrosion, which contribute to structural failures if not properly managed. The study further highlights that prolonged exposure to moisture results in costly repairs and compromised building safety. Key recommendations include the removal of existing efflorescence, application of breathable water-repellent coatings, structural repairs using water-resistant materials, enhancement of drainage systems, improved indoor ventilation, and regular inspection and maintenance schedules. Additionally, training maintenance personnel in modern repair methodologies is emphasized to ensure proactive moisture management.
