Abstract
The purpose of this study is to analyze gender disparity in property industry in Lagos Island. Specifically, the research examined the proportion of the factors preventing women from entering the property industry, the challenges faced by women in the sector, the impacts of the disparity on individual women and significant solutions to encourage greater gender diversity. A quantitative research approach was adopted, employing a combination of primary and secondary data sources. Primary data was collected through property industry professional on Lagos Island. Secondary data was obtained from NIOB, NIESV, NIA, NIS and NIQS databases, reports, and relevant literature. Participants were selected utilizing stratified random sampling from various areas of the property industry with a representative of 346 sample size derived from the sample frame of 2534, with observations from Estate management, building technology, quantity surveying, architectural and land surveying firms on Lagos Island, encompassing Victoria Island, Lekki, Ikoyi and CMS. The study on gender disparity in property industry reveals a significant gender gap in workforce participation. Factors include societal biases, lack of opportunity for career progression, risks associated while on site and biased recruitment process. Strategies for improvement include equal power and representation, support for female leadership and implementing gender-inclusive policies. The research underscores the need for concerted efforts to promote greater inclusion of women in the industry. It recommends policy interventions, industry initiatives, and individual actions to achieve greater gender diversity, enabling the property industry sector to harness its full potential and contribute to a more equitable society.
