An Assessment of the Impact of Changes in Land Use Patterns from Residential to Commercial Zones in Kofar Ruwa and Rijiyar Lemu Quarters, Kano State

Abstract
This study assessed the impact of land use changes from residential to commercial zones in Kano Metropolis, focusing on areas such as Kofar Ruwa and Rijiyar Lemo along Katsina Road. The objectives were to identify the factors driving these changes, evaluate their socio-economic impacts, and examine their effects on urban infrastructure. Using a mixed-method approach, data were collected through 300 questionnaires and interviews with residents, business owners, investors, and planning officials. Findings revealed that 78% of respondents observed residential-to-commercial conversions, driven largely by economic growth, population increase, and proximity to major roads. Retail trade (67%) emerged as the dominant economic activity, with 79% of respondents acknowledging improved job opportunities due to the transformation. However, 51% reported worsened traffic congestion and 63% cited increased noise pollution. While 28% noted significant increases in property values, 27% experienced declines, highlighting varied localised effects. Social impacts were also mixed; 35% believed community ties weakened, while 31% saw improvements. Notably, 66% of residents opposed further commercial development, expressing concerns over infrastructure strain and rising living costs. The study concludes that although land use change fosters economic growth, it poses serious social and infrastructural challenges if not properly regulated. Recommendations include stricter zoning enforcement, infrastructure upgrades, inclusive urban planning, and policies to mitigate displacement.
