Adaption of Estate Surveyors and Valuers to Insecurity Threats in Real Estate Practice in Imo State

Abstract
Insecurity is a source of fear and discomfort which has become a nightmare in
most African nations including Nigeria. In recent times, the threat has become
more complicated as the some are directly impacting while others are rippling
effects of other insecurities. As the effect is believed to have hit the economy
and practices in the diverse economy, the researcher took the bold step in this
study, to find resilient measures that Estate Valuers can adopt to meet their
tasks on their clients' behalf while overcoming the multidimensional threats
bedeviling the practice. Afield survey approach involving the retrieval of
qualitative data relating to the research aim was conducted on a sample of 48
Estate Valuers in Imo State. Percentages, collation analysis, responses mean
and Likert evaluation techniques were adopted where necessary. The outcome
of the research revealed that individual Estate Valuers face complex insecurity
threats ranging from cyber insecurity to inspection-linked insecurity, office
insecurity, among other forms. The kinds of insecurity testified by these
respondents were enormous, just as the causes cut across legal, economic,
social, physical and psychological factors. The adaptive measures so far
employed by these respondents remain acceptable but insufficient. Overcoming
the setbacks of insecurity on the Estate valuer and his practice has been
tackled through collective measures, purposive adaptations and individual
precautions. The researcher therefore concluded that More adaptations should
also be considered both at the professional community level and at the
organization and individual levels.
