Developing a Conceptual Framework of Building Maintenance Driving Factors for Effective Heritage Building Maintenance Programme in Nigeria

Abstract
Heritage buildings in Nigeria represent invaluable cultural and historical assets, yet they face significant challenges in maintenance and conservation. This study aims to develop a conceptual framework for effectiv e heritage building maintenance, addressing key driving factors such as funding, regulatory frameworks, specialized skills, and technological integration. Using a descriptive survey research approach, data was collected from key stakeholders, including urb an planners, maintenance professionals, and government officials. The findings reveal that inadequate funding, lack of expertise, and weak enforcement of policies contribute to the deterioration of heritage buildings. Additionally, the study highlights the role of community involvement, climate resilience, and emerging technologies in improving maintenance practices. The proposed framework integrates these critical elements to ensure sustainable preservation and adaptive reuse of heritage structures. This r esearch contributes to the growing body of knowledge on heritage conservation and provides actionable recommendations for policymakers, practitioners, and stakeholders to enhance the longevity and cultural significance of Nigeria’s heritage buildings.
