Effect of Reworks on Construction Cost of Building Project Abuja Fct

Abstract
ABSTRACT The occurrence of rework clearly has an adverse impact on project performance which in turn leads to delay in the progress of work and sometimes causes the project to be left uncompleted. This researched is aimed at determining the effect of reworks on construction cost of building project in Abuja f.c.t this was achieved with the use of sourced primary and secondary data by a well-structured questionnaire which was administered to some construction firms that were randomly selected in Abuja for objectives 1,2 and 4. The data for objective 3 was collected with the use of a checklist which was designed to retrieve the archival data. The data collected through this means was then analysed using descriptive method which includes charts and tables, Mean item scored (MIS), Relative importance index (RII) and correlation analysis. The findings of this research shows that rework often occur during the construction of public buildings, the highest ranked causes of rework was design related factor with a RII of 0.83 on the basis of the responses received from the respondents. Excessive changes in clients requirement was seen to be highest ranked with RII 0f 0.81 among the factors that affect the cost of rework. The result of the correlation analysis of the relationship between rework and the selected variables shows that rework cost significantly affect the initial and final contact sum. Proper implementation of design management was used mostly by construction firms in order to curb the occurrence of rework on projects. It was concluded that; some rework reduction strategies are yet to be adopted by construction firms in Nigeria. It was therefore recommended that; Clients should be sensitized about the effects of rework, there should be understanding of the design at the early stage of the project and effectiveness of design should be ensured at the early stage of the project before work progresses. ix
